Wood Breaks Ground on 133-Unit M-F Building in West Houston

Wood Partners has begun construction on Alta Westheimer, a 119,000-square-foot luxury apartment building in Houston, Texas.

Located at 9235 Westheimer Road, the property sits on three acres and will contain 133 units, comprised of 15 studios, 84 one-bedroom units and 34 two-bedroom units.

“We are offering luxury, Class A apartments with excellent finishes at a very competitive rate, in a very desirable location,” Todd Gaines, Wood Partner’s South Texas director, told Commercial Property Executive. “As with all of our projects, we’ve tried to design and build a property that fits well with the location, and addresses a clear demand for luxury apartments in the area.”

Designed by Good, Fulton & Farrell, the apartment community will include luxury finishes including stainless steel appliances, granite countertops, subway tile backsplashes, vinyl plank flooring and washers and dryers.

Community amenities include a clubroom, fitness center, outdoor kitchen area and pool. Select floor-plans will include garages and there will be 188 parking spaces available. Wireless connectivity and the latest in audio/visual technology will also be offered in all common areas.

Alta Westheimer will be close to several major local employers, including Phillips 66, Chevron, Halliburton, BP, Shell and Exxon, and near high-end shopping centers The Galleria and CityCentre. It’s also in close proximity to Terry Hershey Park, which is expanding its bike trails so that commuters will be able to bicycle through the park to oil company offices around Eldridge Parkway.

“The site is centrally located between the Energy Corridor, the Westchase District, and the Galleria, so it is very convenient to all of those employment centers and the jobs that are currently being created there,” Gaines said. “We’ve seen an incredible amount of demand for new apartments in the area, which is being driven by all of the new office development and associated job creation in the Westchase District, including the new Phillips 66 global headquarters, as well as the growth that is occurring in the Energy Corridor.”

Westplan Investors is the project’s equity partner and the general contractor is Westheimer Builders L.L.C. Alta Westheimer is expected to open for leasing in April 2014.
